01Sound
How loud will this be at night, and who verifies it?
The chillers are variable-speed and include a factory control, SilentNight, which limits sound output on a time-of-day schedule. An independent acoustical engineer will measure at the property line. That measurement is requested as a condition of approval, required before the facility may open.
Will sound reflect off the I-75 wall toward the homes?
The highway wall is sound-attenuating. Attenuating surfaces absorb and deflect sound upward rather than returning it at the angle of arrival. The acoustic study models reflection from that wall specifically.
What is the decibel limit at the property line?
The independent acoustic study has not returned. When the engineer provides a figure, it will be published here.
02Water
How much water will the facility use?
No city water is used for cooling. The system is air-cooled with a sealed loop, filled once by truck from a source outside the county, then recirculated. There are no cooling towers, no evaporative loss, and no process discharge. Domestic use is restrooms and basic building needs.
What is in the cooling loop?
A water and glycol mix, standard for equipment operating through winter conditions. The loop is closed, with leak sensors at valve locations and automatic isolation of an affected unit.
03Power
Will residential power bills increase?
No. The project is privately funded and billed at standard commercial rates. Marietta Power is owned by the City; the facility is a revenue customer. Infrastructure upgrades required to serve the facility are funded by the project. A large, steady commercial customer distributes the utility's fixed costs across a broader base.
What is the backup power configuration?
Final design is not settled. It will be published here when it is.
04The site
Does the self-storage business continue?
Yes. The facility occupies approximately 17% of the site. The storage operation continues on the remainder.
How much additional traffic will there be?
There are no public customers and no retail activity. A small on-site staff uses existing site access. There are no freight operations or late-night deliveries.
What is proposed along the residential boundary?
The mature perimeter trees are retained. A privacy wall is proposed along the residential boundary; its height is under discussion with Council. The grade rises toward the rear buffer, placing equipment downhill of the homes. The equipment yard faces the interstate.
05Process
Why is this application not covered by the moratorium?
The application was filed and heard before the moratorium was adopted. We did not request an exemption. The conditions requested for this approval address the standards the moratorium was written to establish.
Are the commitments enforceable?
They are requested as binding conditions of approval. A condition attached to a zoning approval is enforceable by the City against the approval itself. Council determines which conditions attach. The full list is at /conditions.
Who is the applicant?
Prime Storage Powers Ferry Place Marietta LLC, a single-purpose entity of Prime Group Holdings. theEdge is the digital infrastructure arm of Prime Group Holdings. Prime Group operates 16 storage facilities in Georgia, three in Marietta, including the facility on this site.
How can the information on this page be verified?
Every figure on this site traces to the application on file with the City of Marietta, Case Z2026-12, linked below. The commitments are requested as binding conditions rather than offered as assurances. The acoustic study is performed by an engineer not employed by the applicant.
06Privacy
What data does the facility store about residents?
None. The facility runs inference workloads: a request arrives, an answer is computed, the answer is returned. There is no training, no profile-building, and no retention. No cameras face the neighborhood.
