This page exists so you don't have to take our word for anything. Each figure below links to the document it came from — most of them filed with the City, where anyone can read them without asking us.

How to read this page.

  • Every figure has a source.If it doesn't, it isn't ours to claim and it shouldn't be on our site.
  • Some figures are estimates.They're marked as projections, not commitments. An estimate isn't a lie, but it isn't a promise either.
  • Some figures don't exist yet.The acoustic study hasn't returned. We've left those blank rather than fill them with something comfortable.
  • Some of what's here doesn't help us.It's here anyway. A record you can only use to agree with us isn't a record.

A figure without a source is just a thing a developer said. These have sources.

Where the source is our own estimate rather than a filed document, we say so. That distinction is the entire point of this page.

Two of those percentages look like they contradict each other and don't. 17% is the share of the 10.73-acre site. About 40% is the share of the building's floor area. Different denominators, both true. We've used the site figure on this website because the site is what a neighbour sees, but the building figure is in the City's file and we're not going to pretend otherwise. If you've seen "22%" quoted anywhere, that number is wrong and didn't come from us.

Where these documents live

None of this is ours to hand out selectively. The application, the staff analysis, the draft stipulations and the meeting recordings are all public record with the City of Marietta under Case Z2026-12.

Three blanks. We could fill them with round numbers today and probably nobody would check. The acoustic study is being performed by an engineer who doesn't work for us, and we'll publish what it says.

The last two are our estimates, marked as such. Revenue depends on actual power draw, which depends on how busy the building is. We'd rather show you an honest estimate than a confident number we can't stand behind.
What isn't here

Numbers you may have seen that aren't ours.

A few figures have circulated that we didn't publish and don't stand behind — including "300+ construction jobs," "22% of the building," and various tax-revenue projections. Some came from early drafts, some from coverage, some from nowhere we can trace.

If you've read a number about this project, it should be on this page. If it isn't, treat it as unverified — including if you read it somewhere that seemed to be us.
